Welcome to River Palms Riverfront Condominium in Titusville, a unique community that offers all residents a serene, panoramic view of the Indian River overlooking the Kennedy Space Center. This information is provided as a service and makes no claims to accuracy. You must follow the documents of the association. This is to help you get answers more quickly for everyday questions and rules.
Please understand that the River Palms Riverfront Condominium Association's documents, rules, and by-laws are either mandated by State Regulations or are established by the Association to protect the quality and value of our property.

Air Conditioning: Set no higher than 78°F at all times to prevent mold/mildew.
Master Water Valve: If unoccupied overnight or longer, shut off master water valve (in utility closet by hot water heater).
For long absences: turn OFF hot water heater circuit breaker and ice maker, empty ice maker.
Keep current contact information updated in Management Portal and River Palms website.
Provide Community Manager with guest contact information when your unit is occupied by others.
Common Areas: Do not place any items on walkways, stairwells, or other common elements. Do not affix or hang anything from common stucco surfaces. Do not place metal planters on walkways (they rust and stain). DO NOT throw anything over walkway rails.
Windows and Balconies: Garments, rugs, towels, flags should not be hung from windows, balconies, or facades.
Balcony Maintenance: Do not sweep or throw anything from balconies. When washing balcony floors or watering plants, ensure water does not overflow to lower units.
Balcony Lighting: Additional lighting limited to holiday decor on east-facing (Riverside) balcony railings ONLY. Must not be affixed with fasteners.
Signage: No signs, advertisements, notices, or lettering visible from outside the unit.
Grills: NO grills of any kind (gas, electric, wood, pellet, or charcoal) allowed on balconies.
Window Coverings: Curtains, blinds, shutters facing exterior must be white or off-white.
Smoking: Prohibited in common interior areas including walkways. Dispose of materials responsibly in designated receptacles.
Noise: Respect quiet hours between 10:00 PM and 8:00 AM. Avoid stomping, hammering, or moving heavy furniture late at night. Consider using headphones for loud music.
Deliveries: Ensure delivery personnel don't damage property or leave packing materials. Request elevator protective pads 7 days in advance for large items. Contact our CAM James Lurkins at 386-445-0143.
Brian's Pest Services treats common areas on the second Monday of every month.

ALWAYS seal trash in bags before dropping down chute. Food spills in trash chutes cause pest problems and expensive cleanings.
Waiting Period: Units must be owned 2 years minimum before leasing.
Minimum rental period: 1 year.
Subleases and timeshares prohibited. No room rentals or transient tenants.
All leases must be in writing and subject to Declaration, By-Laws, Rules, and Regulations.
Lease forms must be submitted to Management and approved. Background checks required for all tenants.
Purpose: Single key, provides access to lobbies, trash rooms, pool, clubhouse, and bathrooms.

Security: Key designed to resist duplication. Do not label or place on identifiable lanyards.
Distribution: Association provides 2 keys per owner. Up to 2 additional keys available for purchase.
For Tenents: Lease must specify number of keys provided. Keys must not be duplicated and must be returned at lease end.

Exterior Doors: Never prop open. Use tele-entry system with assigned password.
Visitor Entry: Visitors use system to call you. Press '9' to unlock door/raise gate briefly.
Shared Responsibility: Don't share security codes widely. Close any open gates or doors you find.
Emergency Keys: Provide keys to Association for emergencies/repairs, including front door, cage locks/combinations, and garage keys/codes. Update if locks changed.
If Association cannot access unit, owner bears costs to gain entrance.
Number & Size: Maximum 2 pets per unit, each under 30 pounds. Restrictions don't apply to certified guide/service animals.
Behavior: Must be legally permitted, not left unattended on balconies/common areas, not a nuisance, not prohibited breeds.
Restricted Areas: Not allowed in pool enclosure, restrooms, clubhouse, or kitchen (except service animals).
Leash Requirement: Must be on leash, carried, or in carrier on premises.
Balcony Rules: Don't leave pets unattended on balconies.
Cleanliness: Clean up immediately after pets in common areas.
Waste Disposal: Dispose bagged pet waste directly in dumpsters. Do not leave in garage or outside units.
Commercial Use: No breeding, training, or boarding.
Safety: Use at your own risk. Minors and non-swimmers must be accompanied by swimming adult.
No Pets: Only certified assistance animals permitted.
No Glass: No glass items in pool area.
Proper Attire: Appropriate swimwear required. Be considerate of children.
Hygiene: Non-toilet-trained children and incontinent persons must wear suitable diapers/rubber pants.
No Diving: Diving prohibited.
Noise Control: Keep noise low. No running, rough-housing, loud music, or obscene language.
Pre-Pool Shower: Shower before entering to maintain cleanliness.
No Large Equipment: Surfboards, boogie boards, wetsuits not permitted.
Trash: Place in bins or take to trash room.
Reservations: Complete Clubhouse Reservation form and submit to Community Manager through website.
Deposit: $100 refundable if no damage and properly cleaned. Forfeited for rule violations.
Responsibility: Reserving resident must be present, supervise guests, ensure rules followed. Liable for damages and cleaning expenses.
Cleanliness: Leave as found. Clean microwave, dishwasher, refrigerator. Remove all opened food/beverages.
Trash: Dispose in dumpster, tied and bagged.
Issues: Report to Community Manager immediately.
Allocation: Each unit gets 1 garage space and 1 outdoor unassigned space. Guests may only park in outdoor spaces.
Garage Door Opener: Each unit allocated remotes. They require a special digital address, won't work DIY or with car built-in triggers. To order replacements: Garage Door Revolution, (321) 567-4009
Assignment Transfer: Provide Assignment of Interest in Parking Space to Association when unit transferred.
Restricted Vehicles: Motor homes, watercraft, utility trailers, golf carts, RVs, motorcycles, commercial/special-purpose vehicles prohibited unless authorized.
Commercial Vehicles: Any vehicle with visible advertising not allowed in open parking.
Garage Doors: Keep closed at all times except when entering/exiting. Double-check they're fully closed.
Vehicle Operation: Don't remotely start or leave running in garage (carbon monoxide buildup/alarm trigger). Only start when ready to leave.
Storage: Permitted if doesn't prevent vehicle use. No flammable/combustible items.
Storage Cabinets: Permanently constructed cabinets/racks allowed with Association approval. Submit ARC Unit Modification Request Form.
Handicap Parking: Outside spaces for valid permit holders, first-come first-serve. Garage handicap space for short-term drop-off only.
Designated Spaces: Park only in designated spaces. Submit delivery truck requests 1 week in advance via resident portal.
Prohibited: Use of Association-owned or common element electrical outlets to charge EVs or devices is prohibited.
Storm Warning: Garage may flood with salt water during severe hurricanes (no Association liability). Move electric vehicles to safe location before storms due to fire hazard from storm surge.
Disposal: Use trash chutes (either end of each floor) or dumpsters in trash rooms. Use only 13-gallon tall kitchen bags to avoid clogging.
NEVER in Chutes: Cardboard boxes, pizza boxes, X-large bags, paint cans, or glass. Take bulky items to dumpster.
Cardboard: NEVER place in chutes (can block and cost significantly to clear). Break down and place inside dumpster.
Recycling: Program discontinued due to contamination issues.
Large Items: Don't place furniture, Christmas trees, or large items in/around trash rooms. Contact City of Titusville Solid Waste: 321-383-5755 for pickup, or donate to charity.
Yearly inspections of fire systems inside every unit is required by law.
ALWAYS BE AWARE OF THE FIRE SPRINKLERS ON THE CEILINGS. ESPECIALLY IN THE CLOSETS. WATER DAMAGE IS THE PRIMARY CAUSE FOR INSURANCE CLAIMS IN MULTIFAMILY UNITS.
Smoke Detector Batteries: Replace yearly, traditionally first Sunday in November (fall time change). Uses AA and 9V batteries.
Unit smoke alarms don't trigger building automatic fire system (often just kitchen smoke).
Fire department is automatically notified if sprinkler triggers, alarm pull or common area smoke alarm activates.
IF YOU HAVE A FIRE: Go outside and pull fire alarm. DO NOT WAIT for fire to get bigger.
Highly recommended: 2 fire extinguishers per unit - small spray can in kitchen, larger ABC extinguisher for bigger fires.
No grills, charcoal, electric, or open flames in units or buildings.
No cardboard boxes in closets. Plus they attract roach's and silverfish.
Approval Required: Any construction/modification must be approved in writing by Association. Community Manager will guide process.
NEVER drill into: Floors, ceilings, balcony floors, columns, or overhangs without prior approval. Steel cables under tension throughout concrete could be fractured causing severe damage.
Outside Surfaces: Modifications require Association approval (usually Association responsibility). Examples: front door hardware, doorbell.
Contractors: Must submit Certificate of Insurance.
Storm Shutters: Not allowed unless approved in writing. Must meet Condominium requirements. All shutters must remain open unless storm watch/warning announced. Owners absent during hurricane season must designate responsible firm/individual and provide name to Association.
Balcony Items: Secure furniture, plants, décor inside during storms or extended absences.
Special riverfront location with rocks protecting shoreline and seawall retention pond.
NO AREAS BEYOND FENCING ACCESSIBLE TO RESIDENTS.
FLORIDA WILDLIFE LAWS PROHIBIT FEEDING ANY WILD ANIMALS. Manatees are federally protected - cannot be fed or have space intruded upon.
Shut Off Main Water Valve: In utility closet by hot water heater to minimize leak chance.
Turn Off Utilities: Hot water heater power at breaker.
Notify Association: Provide key and contact information for emergencies.
Secure Condo: Lock all doors, windows, entry points. Close blinds and curtains.
Stop Mail: Secure mail from mail room and door. Stop subscriptions or arrange collection.
Electronics & Appliances: Unplug devices. Use timers for lights.
Plants & Pets: Arrange care.
Smoke Alarms: Test and replace batteries if needed.
Valuables: Secure in safe or hidden spot.
Thermostat: Set and hold no higher than 78°F (don't turn off completely to prevent mold/mildew).
Trash & Perishables: Empty trash, use up or share perishables.
Empty Icemaker: Prevents melting/refreezing during power outage.

Main Water Shut Off Valve: If unoccupied overnight or longer, shut off master water valve in utility closet by hot water heater. Water damage is the major reason for condo unit damage.

Furniture: Place heavy-duty felt pads on furniture feet to minimize noise for neighbors below and prevent floor damage. Especially important for frequently moved items like chairs and tables.

Doors: Adjust front door hinges with Allen wrench to prevent slamming. Use silicone-based lubricant for doors and locks. Never use WD-40 (oil-based, gums up over time).

Sliding Glass Doors: Regularly clean tracks for smooth, quiet rolling. Apply non-oil-based lubricants (silicone). Regular maintenance prevents costly issues.

HVAC Drain Line: Prevent A/C drain clogging by adding 1/4 cup white vinegar to drain trap followed by 4 cups hot water monthly. "L" shaped piping by A/C unit with removable cap. Use long-neck funnel. NEVER USE BLEACH

Dryer Lint Trap: Clean after each load to prevent lint buildup in concealed piping and external vent.

External Dryer Vents: Clean internal and external dryer vent tube regularly.
